The Penwortham Mills site is situated within the borough of South Ribble, one mile to the south of Preston city centre off Factory Lane, Penwortham.

The site, marked in red on the OS map, is 23 hectares and roughly rectangular in shape. The site currently consists of the former Vernon Carus factory buildings, some existing houses, a reservoir, pasture land, sports fields and associated club buildings.

To the north of the site is a disused railway line, to the west lies agricultural land with the West Coast railway line beyond. Residential areas lie to the south of the site and beyond a disused railway line to the east.
